Strategic Asset Management and Sales seeks to forge partnerships only with Licensed Real Estate Brokers in selling and leasing of our real estate and bank-owned properties. Licensed brokers under the Professional Regulation Commission (PRC) of the Republic of the Philippines are welcome for accreditation.


BROKERS ACCREDITATION PROCESS

To become a Buena Mano accredited broker, present the original copies and photocopies of the following:

  1. Completely filled-out Broker’s Accreditation Form
    1.     For Individuals (Click here to download form)
    2.     For Corporate / Partnership (Click here to download form)
  2. Professional Regulation Commission (PRC) Real Estate Brokers Certificate
  3. Professional Regulation Commission (PRC) Real Estate Brokers License (ID)
  4. BIR Form 2303
  5. Latest Income Tax Return (ITR) / Tax Identification Number (TIN) Card
  6. One (1) valid government-issued ID (e.g., passport, driver’s license, etc.)
  7. Current year Community Tax Certificate  (CTC)
  8. For Sole Proprietorship - DTI Registration , Business Name

For non-individuals, the following additional documents are required:

  1. For Corporation – Latest GIS, SEC Registration, Articles of Incorporation and By-Laws
  2. For Partnership - Articles of Partnership and By-Laws
  3. Corporate Secretary's Certificate / Board Resolution re Accreditation, Authorized broker signatory
  4. Latest Income Tax Return (ITR) / Audited Financial Statement
  5. BIR Form 2303 (Certificate of Registration)
  6. Current year Community Tax Certificate  (CTC)

Completed documents must be submitted for processing and approval to our Customer Care Desk at:

For Real Estate Brokers outside Metro Manila, you may coordinate with our Sales Officers at the Provincial Retail Loan Centers (RLC):

Our Customer Care Desk shall be notifying you of your approved accreditation and to proceed with the signing of the Broker’s Agreement. Upon accreditation, you will then be part of our exclusive and valued broker-partners and sell Buena Mano properties.

 

EXPIRY OF ACCREDITATION

  • Co-terminus with the expiry of the PRC License

 

TERMINATION OF ACCREDITATION

  • Misrepresentation
  • Unauthorized use of our trade name (Buena Mano)
  • Accepting buyers referred by Unibankers or SAMS personnel
  • Shares or agrees or offer to share commissions To any Unibankers or SAMS personnel

 

BROKERS RESPONSIBILITY
Once a sale has been perfected, the Broker, in coordination with our Sale Support Unit, shall hable the following:

  • Payment of CWT / DST
  • Apply / Secure CAR
  • Payment of Transfer Tax and Business Tax (if any)
  • Secure new Title(s) and new Tax Declaration(s) transferred to buyer’s name
  • Secure Certified True Copy of cancelled Title

 

IMPORTANT: NO EXCLUSIVITY ON PROPERTIES

 

HOW TO SHOP FOR A PROPERTY

  1. Check our Buena Mano catalogue or visit our website for property listings.
  2. CALL US FIRST before your scheduled visit to check the important details of the property and if it is STILL AVAILABLE FOR SALE. You may also verify from us on the best way to get to the property. Our official business days/hours is Mondays to Fridays at 8:30am – 5:30pm.
  3. Visit your chosen property any day of the week, any time of the day. Most of our properties have caretakers who can assist you during your visit (except for condos and vacant subdivision lots which are under the watch of the respective condo corporation/subdivision homeowners’ association). For condos, you have to coordinate with us on where to get the keys.

HOW TO SUBMIT AN OFFER

  1. All offers must be submitted using our official Offer to Purchase (OTP) form.
  2. DULY FILLED-OUT AND SIGNED OTPs (front and back page) must be signed by both Buyer and Accredited Broker.
  3. DULY FILLED-OUT AND SIGNED OTPs may be submitted:
    1. Directly to our Main Office/Retail Loan Centers
    2. Sent through fax at +63 (2) 580-3126
    3. Email at BUENAMANO@bpi.com.ph with attached scanned copy of the signed OTP form (front and back pages) to the Customer Care Desk of Strategic Asset Management and Sales
  4. For OTPs sent via fax or email, the date and time indicated on the fax or email shall be considered the official date and time of receipt.
  5. When the offer has been approved, a Letter Advise containing the terms and conditions of the sale shall be sent to you with the following information:
    1. Selling price
    2. Property Address/Description
    3. Schedule of payment/s for purchase price and sales related expenses for your account
  6. Send us an originally signed copy of the Letter Advise, which signifies that you agree with all the terms and conditions of the sale, which will serve as our basis to reserve the property for you until you pay the minimum 10% Earnest Money on or before the date stated therein. If the Earnest Money is not paid on the due date, the property will be offered to other interested buyers.

 

IMPORTANT POLICIES

AS IS – WHERE IS

  • Selling the property without warranties as to the condition or any aspect of the property except its right to sell the same
  • Buyers are solely responsible for examining and judging the property for their own protection

FIRST COME, FIRST SERVED

  • Offers to Purchase (OTP) are attended to in order that they are received without biases and preferences
  • Applies only to offers which are equal to or higher than our asking price

NO RESERVATION FEE required upon submission of Offer to Purchase

 

PROPERTY CLASSIFICATION
Green Tag, Yellow Tag, and Red Tag are the official branding/classification for our Buena Mano properties for sale (BM properties are color-coded for your easy reference):

Green Tag

  • Titles / Tax Declarations registered under the name of the bank
  • In possession
  • With For Sale signages
  • With authorized caretakers

Yellow Tag

  • Titles / Tax Declarations in process of consolidation
  • Titles with technical description errors, Reconstitution (Sec. 7 RA 26), Sec. 4 Rule 74
  • No possession of property (with former owner, tenants, or illegal settlers)

Red Tag

  • Pending court cases against the bank filed by the previous owner or 3rd party claimants
  • Titles with annotation/s, as to adverse claims or lis pendens

 

TAXES AND FEES

  • CWT computed using the Selling Price shall be for the account of the Seller. However, any amount of CWT that may be due that is in excess of the CWT determined using the Selling Price as basis shall be for buyer's account
  • Documentary Stamp Tax, Transfer Tax, Registration Fee and IT Fee are for the account of the Buyer plus notarial fee and processing fee


STANDARD POLICY ON PAYMENT OF TAXES AND INCIDENTAL FEES

  • Government may impose other taxes and fees that are not covered as per the computation sheet/schedule that will be given to you
  • Computations of taxes and fees are not final and are subject to change based on government-mandated rates or BIR rulings or computations prevailing or applied during the registration of the documents covering the transaction.
  • Transfer Tax should be paid within 60 days from date of notarization of Deed of Absolute Sale

 

MODE OF PAYMENT

  • Cash
  • Bank Loan/Financing - Through BPI and BPI Family Savings Bank subject to separate credit approval by the lending bank
